About Spring

An unincorporated town on two counties

Spring started as a trading post on Spring Creek in 1838. German farmers followed in the 1840s, the railroad arrived in 1871, and the original town site survives as Old Town Spring at Spring-Cypress and Hardy roads. Today the Spring census area, entirely in north Harris County, counts more than 62,000 residents, and "Spring" is also the everyday name for a large part of southern Montgomery County.

There's no city government, so fence rules come from three places: the county, the floodplain map, and your deed restrictions. That makes the address the first thing we check.

Harris County: no permit is required for a residential fence outside the special flood hazard area. In an A or V zone, the county needs an application, a site plan, and a fence design showing elevation, material, and footing depth. Floodway or V-zone lots also need a scour report and hydraulic analysis sealed by a professional engineer.

Montgomery County: the county's floodplain regulations require a development permit for work in a mapped floodplain; a three-strand barbed wire fence is exempt.

Lots, ground & styles

What Spring properties usually need

Creek-side lots

Cypress Creek's watershed covers 267 square miles. More than 8,700 homes along it flooded in Harvey, with Champion Forest among the hardest hit. On these lots we check the flood zone first, set posts for wet ground, and choose fence designs that let water pass.

Golf and lake communities

Augusta Pines and Auburn Lakes are built around golf courses, where see-through ornamental fencing usually keeps both the view and the HOA happy.

Equestrian and estate lots

Gleannloch Farms has its own equestrian center, and Benders Landing Estates includes gated acre-plus lots. Rail, board, and no-climb wire come up here more than in a typical subdivision.

Builder-fence replacements

Neighborhoods built out in the 1980s and 1990s, like Champion Forest, Olde Oaks, Kleinwood, and Memorial Northwest, are full of original fences ready to be replaced.

Questions

Spring fence questions

Do I need a permit for a fence in Spring?

Most of Spring is unincorporated Harris County. There, a residential fence outside the special flood hazard area doesn’t need a county permit. In an A or V flood zone it does, with a site plan and a fence design that shows the material and footing depth. Floodway lots need engineering as well.

What about the Montgomery County side of Spring?

Neighborhoods such as Harmony, Spring Trails, Woodson’s Reserve, and Benders Landing are in Montgomery County. The county’s floodplain rules require a development permit for work in a mapped floodplain; a three-strand barbed wire fence is exempt. Deed restrictions and HOA approval still apply either way.

Is Old Town Spring in your area?

Yes. We work throughout Spring, including the streets around Old Town Spring.

Can you match my HOA's stain color?

Yes. Most Spring HOAs specify a stain or color. We match it and include the details in your approval request.
