About Eagle Springs

Lakes, trails, and a lot of builder fences

Eagle Springs is a master-planned community of about 1,300 acres that Newland began developing in the early 2000s. It sits off Will Clayton Parkway and West Lake Houston Parkway, north of Summerwood, in unincorporated Harris County. Trails link its villages and its man-made lakes, and a 15-acre athletic club anchors the amenities.

The Eagle Springs Community Association maintains the common areas. Utilities come from three Harris County MUDs: 106, 290, and 419. Schools are Humble ISD.

Most fence calls here are about the original builder fence, now old enough to lean, gap, and gray. Lake lots and lots on trails often need a different style on the open side.

Plan first

Before you fence in Eagle Springs

  • Association approval. We check the guidelines for your village and submit the plan first.
  • Permits. No county permit outside the special flood hazard area. Inside an A or V zone, a Harris County permit is required.
  • Easements. Lots often have utility or drainage easements along the back. We check your plat before we set the line.
  • Shared fences. We help you coordinate with your neighbor on a shared line.
  • Texas 811. We request utility locates before every dig.

Community and county rules change. We confirm what applies to your address before we quote, and we don't build until approvals are in hand.

Questions

Eagle Springs fence questions

Do you serve Eagle Springs?

Yes. We work throughout Atascocita, including every Eagle Springs village. Estimates are free, and we’re open 7 days, 7 AM to 7 PM.

Do I need a permit?

Eagle Springs is in unincorporated Harris County. A residential fence outside the special flood hazard area doesn’t need a county permit. Inside an A or V flood zone, the county requires one with a site plan and fence design.

My builder fence is leaning. Repair or replace?

It depends on the posts. Eagle Springs began in the early 2000s, so many first fences are well along. If the posts are solid, we replace pickets and rails. If they’re rotted at the ground, a rebuild on new posts makes more sense. We’ll give you a written quote for either.

What fence works on a lake lot?

Lots on the community’s lakes usually call for black powder-coated steel on the water side so the view stays open. We confirm what the association allows before we quote.

Who approves a new fence?

The Eagle Springs Community Association reviews exterior changes. We prepare the drawing, material, and stain color for your submittal.
