Fences for The Highlands
A 2,300-acre community at the Grand Parkway and FM 1314, with lakes, 30-plus miles of trails, and land along the San Jacinto River.
About The Highlands
One of the newest master plans on the corridor
Caldwell Communities opened The Highlands in fall 2021 on about 2,300 acres at the southwest corner of the Grand Parkway and FM 1314 in Porter. Plans call for about 4,000 homes from multiple builders. Around 800 acres are open space, including a 200-acre nature preserve, almost 70 acres of lakes in Phase 1, and a floodplain park of more than 300 acres along the San Jacinto River. There are more than 30 miles of trails, plus the Discovery Cove amenity center and Highland Pines Golf Course.
It's in unincorporated Montgomery County and the 77365 ZIP, with utilities through Montgomery County MUD 140. An HOA reviews exterior changes. Schools are New Caney ISD.
Most lots here are new, around 6,600 square feet at the median, so the typical job is closing in a yard the builder left open on one side, adding a gate, or upgrading to a sturdier fence before it starts to lean.

Before you fence in The Highlands
- HOA approval. We confirm the architectural rules for your section and get approval before we build.
- Permits. No city permit. A Montgomery County floodplain development permit applies only in a mapped 100-year floodplain, which matters near the San Jacinto River.
- New-build soil. Fill dirt on new lots settles. We set posts deep in concrete so the line stays straight.
- Drainage. We keep the fence clear of swales and drainage easements behind the lot.
- Texas 811. We request utility locates before every dig.
Community and county rules change. We confirm what applies to your address before we quote, and we don't build until approvals are in hand.

Questions
The Highlands fence questions
Do you serve The Highlands?
Yes. We cover Porter and the Grand Parkway corridor from our office at 1401 Lake Plaza Dr in Spring. Estimates are free, and we’re open 7 days, 7 AM to 7 PM.
I just closed on a new home. Can you add to the builder fence?
Yes. We extend builder fences to close in the yard, add gates, and match the style and stain so the new section doesn’t stand out. We check the HOA’s requirements first.
Do I need a permit?
The Highlands is in unincorporated Montgomery County, so there’s no city permit. Part of the community runs along the San Jacinto River floodplain. If your lot is in a mapped 100-year floodplain, digging there needs a county floodplain development permit, and we check the map for your address.
What works on a lake lot?
Powder-coated steel is the usual choice where a yard faces a lake or trail, since it keeps the view. We confirm what the HOA allows on water-facing lines.
How long does a new fence take?
It depends on the length, style, and HOA review time. We give you a timeline with your written quote, and every job carries an 18-month workmanship warranty.
