About Kings Point

A big village with established trees

Kings Point Village sits off Kingwood Drive in east Kingwood, between the Deerwood golf course and East End Park, one of the parks owned by the Kingwood Service Association. With about 1,592 single-family homes, it's one of the larger villages in Kingwood. It was built out by 1991 and is zoned to Humble ISD.

Like the rest of Kingwood, it's been inside the City of Houston since the end of 1996 and sits in Harris County. Village deed restrictions add a second layer on top of city rules.

For a fence, that means two things. Most yards here have decades-old trees and decades-old fences, so replacements are common and roots are a given. And any change needs to fit the village's restrictions before work starts.

What works here

Fences that suit Kings Point

Full replacements

We tear out the old fence, haul it away, and rebuild in cedar on new posts. Shadowbox and board-on-board both work well between mature trees.

Open steel on view lots

Powder-coated steel keeps the view where a yard faces the golf course, a greenbelt, or park land.

Stain and seal

Under heavy shade, cedar holds moisture. A good stain slows graying and mildew and keeps the color the village approved.

Plan first

Before you fence in Kings Point

  • Village approval. We check the deed restrictions for your section and submit the plan before we build.
  • Permits. City of Houston permit only for fences over 8 feet or masonry and concrete fences.
  • Trees. We shift posts and adjust spacing to work around large roots instead of cutting them.
  • Flood map. We check the FEMA map for your address and set footings for wet ground where it applies.
  • Texas 811. We request utility locates before every dig.

Community and city rules change. We confirm what applies to your address before we quote, and we don't build until approvals are in hand.

Questions

Kings Point fence questions

Do you serve Kings Point?

Yes. We work throughout Kingwood, including every section of Kings Point. Estimates are free, and we’re open 7 days, 7 AM to 7 PM.

Do I need a City of Houston permit?

Usually not. Kings Point is inside Houston city limits, and the city requires a fence permit only for fences over 8 feet tall or for masonry and concrete fences. A typical 6- to 8-foot wood or steel fence doesn’t need one.

Do I need approval from the village?

Plan on it. Kingwood’s villages are deed restricted and review fence changes. We prepare the drawing, materials, and stain color for the submittal and wait for approval before we build.

My original fence is from the 1980s. Is it worth repairing?

Sometimes. Kings Point built out by 1991, so many fences are on their second or third round. If the posts are sound we can replace pickets and rails. If posts are rotted at grade, a full rebuild usually costs less over time. We’ll tell you which in a written quote.

My lot backs to a golf course or greenbelt. What can I build?

Lots facing open space are where deed restrictions tend to be most specific. A see-through steel fence is often the answer there. We confirm what your section allows before we quote.
